How is crowdfunding changing the real estate industry?

Crowdfunding has the potential to significantly change the real estate industry by making it easier for people to invest in properties, even if they don't have a lot of money to put down. This is because crowdfunding platforms allow people to pool their money together in order to invest in larger, more expensive properties. This can make it possible for people who might not otherwise be able to afford to invest in real estate to get in on the action.

Additionally, crowdfunding has the potential to create a more diverse and stable real estate market. By allowing more people to invest in properties, crowdfunding can help to spread the risk of investing in real estate across a wider group of people. This can make the market less susceptible to the effects of a downturn, as the loss of a few investors is less likely to have a major impact on the overall market.

Furthermore, crowdfunding can make it easier for property developers to raise the capital they need to complete projects. This is because developers can use crowdfunding platforms to quickly and easily raise money from a large number of investors, rather than having to go through the traditional channels of borrowing from banks or other financial institutions. This can help to accelerate the development of new properties, which can be a major benefit for the real estate industry as a whole.

Overall, crowdfunding has the potential to make the real estate industry more accessible and dynamic. By making it easier for people to invest in properties, crowdfunding can help to create a more diverse and stable real estate market, and it can also help to accelerate the development of new properties. This can be a major benefit for both investors and developers, and it can help to drive growth and innovation in the real estate industry.

Crowdfunding has become a mainstream form of finance for real estate.

You can learn more about how in my new book, UNLEASHED, that you can access here, and in this article here that includes a link to a conversation I had with Tore Steen, founder and CEO of CrowdStreet.

Hi Adam - it's great to see you here!

I wonder if this question was directed towards REAL crowdfunding, the type that levels the playing field and lets everyone invest?  CrowdStreet limits investments to the very wealthy.  There's a growing number of real estate crowdfunding platforms that let everyone invest using Reg CF  My platform, SmallChange.co, for a start.  That's all we are focused on.  Republic.co has launched a real estate section.  Who else is out there (and apologies to everyone else if I'm blanking!)

https://www.joinpistachio.com/ and BuyTheBlock.com are two other RegCF portals dedicated to real estate.

I see the future of Real Estate CF as a partnership between developers and general contractors, as well as DIY landlords, specifically in the 10 units or less domain. Meaning, Developers will partner with Funding Portals to supplement their private money deals and then slowly transition to Crowd funded deals.

For General Contractors this is a Portal move. I see Funding Portals partnering with GCs, so that GCs can provide all the construction consulting services needed. Every Real Estate portal needs a "This Old House" / Tim The Tool Man Taylor general contractor to help them understand the real cost of building, remodeling and rehabing properties, as well as executing and managing the projects after they've been funded. For more on that GC / Portal partnership idea reach out to matthias@mattbeth.com

Hope that helps!

Good luck and may the odds and the algorithms forever be in your favor.
